Market Statistics

I can demonstrate in writing, how much the true hold costs are on a given property –
Not just PITI (principal, interest, taxes, and insurance) but also the amount of increase or decrease deriving from changes in the property’s value.

On my closed listings over the past two years, 80% sold for at least 90% of their initial asking price. I am proud of the fact that I am an avid follower of current market prices and my ability to save my clients time and money.

Using market statistics, I can easily demonstrate how the seller will benefit from listing with a variable commission, rather than a discounted commission. The variable commission rebates commissions if the property sells within a certain time frame or I am able to procure my own buyer.

In addition to traditional prospecting techniques, I utilize the internet to keep in touch with past clients and other spheres of influence as well as a newsletter full of in depth statistics on active, pending, and sold properties (with color pictures). Market updates are distributed monthly and newsletters are mailed quarterly.

I use an e-mail tracking system where my clients can check the status of their transaction 24 hours a day and I demonstrate the system during my listing presentation.

I use an 800 phone number that allows me to obtain valid phone numbers of people who call for information on my listings.  I answer the phone 15 hours a day, 7 days a week.
